3 E Overlea Ave, Baltimore, MD
3 E Overlea is our newest residential rehab and rental project, set to come into service in December 2025. This 3-unit apartment home in Baltimore County features a 1 bed/1 bath apartment, a 2 bed/2 bath apartment, and a 3 bed/2 bath apartment. All units have been tastefully remodeled with our signature high-end finishes, including 10-foot ceilings, granite countertops, stainless steel appliances, and natural oak wood-look vinyl plank flooring.
6809 Belair Rd, Baltimore, MD
6809 Belair Rd is the marquee project for Blue Key Development. This expansive 30,000+ square-foot adaptive reuse rehab in the Overlea neighborhood of Baltimore County will become home to the second Haven Coworking location beginning in Spring 2026. The building will feature 40+ offices, two conference rooms, a 3,000-square-foot banquet hall, and ample high-end collaborative space. We are excited to bring this project online and open Haven Coworking in Overlea!

111 Warren Road, Cockeysville, MD
111 Warren Rd was purchased in March of 2021. The scope of the project included capital improvements to the exterior facade, roof, gutter system, and parking lot. All units were renovated and over 12 months the building was leased back to near full capacity.
50 Scott Adam Road, Cockeysville, MD
50 Scott Adam Rd was purchased in April of 2022. The scope of the project included capital improvements to the exterior facade, parking lot improvements, modernization of the elevator, major renovations of all units, and lease up to 100% capacity.
Haven Coworking
Blue Key Development launched a new brand and business called “Haven Coworking” in May of 2024. Haven Coworking is now open in downtown Towson, MD, and offers a vibrant environment where professionals can thrive. By focusing on creating an environment that balances productivity with comfort, they’ve cultivated a community of like-minded individuals who inspire and support one another. With thoughtful amenities and a welcoming atmosphere, Haven Coworking is more than just a workspace—it's a place where creativity and focus come together.

4646 York Road
In 2018, we purchased 11 units along the York Rd corridor in Baltimore City. These units consisted of street level commercial units as well as 1 and 2 bedroom apartments above the commercial spaces. These properties required heavy renovations and some required rezoning. Today, the units are stabilized and have contributed to the revitalization of the York Rd Business District.
Residential Rentals and Flips
Since 2016, Blue Key Development has purchased distressed single family and small multi family property to renovate and rent or to renovate and sell. Each year, Blue Key Development acquires 12-15 new residential units and adds most to its rental portfolio after completing any necessary rehab work. Blue Key Development sources its residential property acquisitions off the market, directly from wholesalers, and directly from sellers through an active seller outreach program.
